Thanks JAP. Good and whomever owns that corner can clean up the leaves which can be messy. This one is in the backyard which is pretty much naturalized.

Thanks Sully. I thought so and wanted to share. They last about 2 days then petals turn brown and drop. Sometimes they produce red seed if pollenated by the magnolia beetle.
